Asbestos Testing in Auburn Hills, MI

Our licensed inspectors visit your Auburn Hills property and perform a visual walkthrough to identify all materials that may contain asbestos based on age, location, and appearance. From those materials, we collect bulk samples using proper protective equipment and wet-method sampling techniques to avoid releasing fibers during collection. Samples are sealed, labeled, and submitted to a certified Michigan laboratory for polarized light microscopy (PLM) analysis — the standard method recognized by Michigan EGLE and the EPA. You receive a written report with lab results, material locations, concentration levels if asbestos is detected, and a clear recommendation for next steps.

Sample collection at your Auburn Hills property typically takes 1–2 hours. Samples are submitted to the laboratory the same day or the following morning. Standard laboratory turnaround is 24–72 hours. Rush processing is available for real estate closings, permit applications, and renovation projects with tight deadlines — results can be returned within 24 hours with rush processing. Once results are received, we send you a written report the same day. If asbestos is confirmed and removal is needed, we can typically schedule abatement within the same week.

The most common situations that trigger asbestos testing for Auburn Hills homeowners are pre-renovation projects, real estate transactions, and permit applications. Any project that will disturb original building materials in a home built before 1990 should be preceded by testing — this includes kitchen and bathroom remodels, flooring replacement, roof replacement, and HVAC upgrades. For real estate transactions, many Auburn Hills buyers request testing during the inspection period, and some lenders require asbestos assessments for pre-1978 homes. For any demolition permit application on a commercial property, Michigan EGLE requires a licensed asbestos survey first.

Commercial asbestos testing in Auburn Hills follows stricter requirements than residential testing. Michigan EGLE regulations require a licensed asbestos inspection before any renovation or demolition of a commercial or industrial property — this applies to office buildings, warehouses, automotive facilities, and retail spaces throughout Auburn Hills. Commercial surveys typically involve more samples, more complex reporting, and a written scope of work that satisfies the regulatory requirements for permit applications and contractor documentation. Environmental Affairs, LLC provides both residential and commercial asbestos testing and can tailor the scope of the survey to your specific project requirements and timeline.

A positive asbestos test result in your Auburn Hills property does not automatically require emergency removal. The correct response depends on three factors: the condition of the material, whether it is friable or intact, and whether your planned project will disturb it. Asbestos that is in good condition and will not be disturbed can often remain in place under a monitoring plan. Asbestos that is deteriorating or will be disturbed by renovation or demolition must be removed by a licensed Michigan contractor before work proceeds. Environmental Affairs, LLC provides a written recommendation with every test report and can move directly to removal without you needing a second contractor.
